# How It Works

## The flow

    Connect a crypto wallet or use Shareland's built-in wallet. Add funds to get started.

    Explore available neighborhoods and cities. Each market shows live price, volume, and price history.
  </Step>

  <Step title="Buy SQFT tokens">
    Select a market and buy SQFT tokens. Your position reflects real-time exposure to that market's \$/sqft price.
  </Step>

  <Step title="Watch your portfolio">
    Track your positions, gains/losses, and market movements from your portfolio dashboard.
  </Step>

  <Step title="Sell anytime">
    Sell your tokens whenever you want. Funds are returned to your wallet immediately.

## Fees

Shareland charges a flat **1.5% fee** on each transaction - buy or sell. There are no hidden fees, management fees, or withdrawal fees.

## Trade limits

To protect market integrity during our early launch phase, daily trade limits apply per wallet. Limits may be adjusted over time as liquidity grows.

## Market hours

Shareland markets operate continuously. Price updates from the oracle run on a regular cadence tied to real estate data availability.

## Security

* Smart contracts are ERC-20 based, built on OpenZeppelin libraries, and [verified on BaseScan](/reference/contract-addresses)
* Funds are held in on-chain contracts, not a centralized custodian
* Privy wallet infrastructure provides secure, non-custodial key management
